Building blocks of a total property budget
| Bucket | What it may include | When to verify |
|---|---|---|
| Purchase price | Agreed flat/land/parking value | Before booking |
| Registration-related | Applicable registration, stamp, tax/VAT and fees | Before agreement/deed |
| Developer/utility | Connection, handover or contracted charges | In the price schedule |
| Financing | Loan processing, valuation, legal and interest | Before loan sanction |
| Move-in | Interior, appliances, furniture and moving | Before handover |
Property registration and tax treatment can vary with transaction type, location, deed value, developer status and current rules. One hard-coded percentage for every property can therefore mislead users. Keep components editable and show sources, effective dates and assumptions.
Total Budget = Purchase Price + Registration-related Costs + Financing Costs + Handover/Utility + Furnishing + BufferWith financing, show down payment and total acquisition cost separately; do not double-count loan principal as a cost.
- 1Get the price schedule
Get base price, parking, utility and other premiums in writing.
- 2Verify current charges
Do not copy old blog percentages; check current official rules.
- 3Add loan cash-flow
Consider down payment, processing costs, EMI and rate-change risk together.
- 4Keep a handover budget
Set a separate cap for interiors, appliances and furniture.
- 5Keep a contingency
Avoid exhausting all emergency savings on the property purchase.
