Six important home-loan inputs
Property price
The agreed purchase price of the property.
Down payment
Your cash contribution; a larger down payment reduces the required loan.
Interest rate
Check the quoted rate and fixed, variable or repricing terms.
Tenure
How many years you will take to repay.
Fees
Processing, valuation, legal and other applicable charges may be separate.
Rate stress
Check what happens if the rate rises by 1–3 percentage points.
EMI = P × r × (1+r)^n / ((1+r)^n − 1)P is principal, r is monthly interest rate and n is monthly payments. Actual bank calculations and repricing terms may differ.
What happens when tenure increases: illustrative example
| Tenure | Approx EMI | Approx total interest |
|---|---|---|
| 10 years | Tk 66,075 | Tk 2.93m |
| 15 years | Tk 53,730 | Tk 4.67m |
| 20 years | Tk 48,251 | Tk 6.58m |
- 1Calculate current EMI
Use the quoted rate and planned tenure.
- 2Test a +2% rate scenario
Check whether a higher-rate EMI still fits your budget.
- 3Add upfront cash costs
Keep a cash buffer for registration, fees and furnishing beyond the down payment.
- 4Keep an emergency buffer
Avoid exhausting all savings on the purchase.
